It's wise to have an early conversation with the bank to get indication of how much you will be able to borrow optimize your design to achieve as much as you can within that budget.
Once it's time to officially apply for lending ensure you have a detailed quote including a schedule of payments to be made – your bank will likely required such documentation. The progress claim schedule, alongside a work schedule/plan is critical to ensure you do not get financially exposed by paying large deposits or ahead of the progress of the work.
Extending an old-style state house is normally a completely different proposition from extending a more modern home. In most cases, we would recommend ensuring your extension works well with the original home, both in function and design. If you can replace like with like, the extension will look seamless.
